We were approached to complete the demolition of the existing property on this site and build a fabulous family home, designed to meet the individual needs and style aspirations of our client.
This Coach House in Ash is a project of which we are particularly proud and a prime example of the importance to remain adaptable throughout any construction project. Site conditions, structural issues and changes in circumstances cannot always be foreseen and our ability to remain flexible, establish open and honest communications and proven appropriate workaround solutions is always a key part of our relationship with our clients.
Our first challenge quickly became apparent: the water table for the site was just under 450mm below ground level, which increased the complexity for laying the foundations, requiring us to dig a drainage pit to pump water out allowing the build to proceed.
Further unforeseen circumstances led to us taking over the Project Management of the build part way through the project. We therefore had to quickly understand the current status across all build elements, provide suitable solutions to resolve them and ensure our client was fully informed around any impacts these changes might have on associated costs.
The timber frame construction with internal brick and block work was finished with external rendering. The new 3 bedroom, 2 bathroom home was finished to a high specification throughout, creating a clean, open plan living space, perfect for modern family life. Flooring, lighting, bathrooms and fittings were all carefully sourced and selected to create a high-end finish throughout.
In the living room and master bedroom at the rear of the property, we maximised the use of natural light by installing bifold doors and a large feature window, adding to the unique style and luxury feel of the property.
The contemporary style extended to the kitchen and utility room. We partnered with Hog’s Back Kitchens who provided the excellent design using stylish SieMatic kitchens, known for its premium quality, high levels of functionality and classic elegance. We fitted the units and also oversaw the installation of the custom cut worktops by Hog’s Back Kitchens.
Overall, our clients were thrilled with their completed home. As with most projects, throughout the build we were faced with a number of complications and changes to the initial brief. Our flexible, pragmatic approach means offering professional, experienced advice and tailored solutions is all part of the service.
